Landlords, are you aware as of 1st October 2008, landlords will require to have a provide certificates on energy performance to all new tenancies as of this date. This directive has a revision due by goverment around Feb 08.

How do you feel as lanldords having this additional pieces of legilsation to be able to let your property as of this date?

Please follow this link, which should give you the info that you required, http://www.homeinspectorsuk.co.uk/rented-property-epc.htm.

Please bear in mind that this is due to come in towards the end of this year, so look out for any changes that are implicated before. As you want to have the correct certificate in place.

Just go to www.netrent.co.uk and click on HIPs & EPCs and you will see all the relevant information. NetRent.co.uk are also able to arrange EPCs at a special nationally negotiated rate.

Yes I am aware of the EPC's coming in to force in October. If you approach some companys now that carry these out, even though you are not changing tenants, you can negotiate a good price by having all your portfolio done at the same time. I think EPC's are irrelevant for Tenants. I do not think the average Tenant will ask to see one nor do I think it will concern very many of them. The people we are letting to are more concerned with the rent per month and whether ir has central heating and double glazing. EPC's may affect the letting of older and non modernised properties.

I am a Leeds based domestic energy assessment company offering EPCs and HIPs to landlords, letting agents and estate agents in North Leeds and surrounding areas. We also get good rates for conveyancing through our associate solcitiors if you are selling/buying.

I am dealing with some of the biggest landlords in Leeds so if you have a portfolio of properties large or small, call me on 07866 022380 for advice or to get a price on suppling your whole portfolio.

I know this is another unwelcome fee for landlords but I issue 10 YEAR certificates. Get it done and worry about it next decade! The fees are nothing compared to your car MOT, Corgi works and other more regular charges. Don't forget the fine is a repeatable £200 too!...
