Subject: Legality of Amended AST/Sect 21

I have a Tenancy on Husband, Wife & their 5yr son. I am 2 1/2 months into a 6 month AST. She paid the £900 deposit.
They have major domestic problems and she has refused to pay her last 2 months share of the rent hoping it would force him to move out (they are now £610 in arrears).
As this has failed she has now declared to move out before the next rent period and has requested I pay her the balance of deposit and her husband to reimburse me the arrears, as he wishes to continue on.
If I go with this, will the deletion of her name from both the tenancy agreement and the section 21 (all parties to countersign) remain a legal document.
What would you do? I welcome any views on this.
PS: I use their terminology regarding his/hers, I know they are legally jointly & severally liable.
