Hi all. I let a work colleague and girlfriend rent my house on an AST from 30/o6/2007. Late October he asked for another 6 months which I agreed verbally and in a letter. Before Christmas they both became unemployed, went on Housing Benefit and of course incurred arrears. As I had committed myself to another term and had confirmed it I allowed them to stay. Last week the guy decided to return to his native Manchester; the arrears are now 4 weeks and the girls parents asked for a meeting with me. They asked me to evict her which I explained was not legal at this stage. It then became obvious they hoped I would EVICT her so they could put pressure on the Council (whom they appear to have a good relationship with) to re-home her. She is over 21 by the way. So, this is a warning to all of you. I have frankly had more than enough of the "system" and trying to be "nice" does NOT work. My choice, as I see it is to wait until 30.4.2008 and issue a S21 notice or wait until she is 8 weeks adrift and go for the S8 option. Appreciate any thoughts. Any landlord considering an application for a rent in Greater Manchester from a mid twenties guy with a christian name beginning A and surname beginning O be VERY VERY CAREFUL. Hi When signing up a new tenant we always issue them with a s21 just after they have signed so at any point you need to go down the s21 route it has already been served and the time has elapesd.. Sarah |
